The Bend Market Notebook

Hello!

For quite a while I've wanted to start a monthly newsletter. Rather than filling your inbox with sales pitches or a long list of statistics, I thought I'd simply share something interesting I've noticed about the Bend real estate market each month.

If you enjoy understanding why the market behaves the way it does, I hope you'll enjoy reading these observations.

This Month's Observation

"The Bend real estate market" is really not one market. Not if you watch how different segments of it act.

One of the reports I ran this week reminded me just how differently various price ranges can behave.

In July, for example, homes priced between $1.5 million and $1.6 million actually moved faster than homes priced between $700,000 and $750,000.

If you've ever thought, "Buying a home seems so much harder today than it was for my parents," you're not imagining it.

There are many reasons housing feels different today, but one simple comparison helps explain why.

Economists often compare the median home price with the median household income. This is known as the price-to-income ratio. It doesn't predict whether a particular family can afford a home, but it does provide a useful way to compare housing affordability across different places and different points in time.
