For quite a while I've wanted to start a monthly newsletter. Rather than filling your inbox with sales pitches or a long list of statistics, I thought I'd simply share something interesting I've noticed about the Bend real estate market each month.
If you enjoy understanding why the market behaves the way it does, I hope you'll enjoy reading these observations.
This Month's Observation
"The Bend real estate market" is really not one market. Not if you watch how different segments of it act.
One of the reports I ran this week reminded me just how differently various price ranges can behave.
In July, for example, homes priced between $1.5 million and $1.6 million actually moved faster than homes priced between $700,000 and $750,000.
It's a good reminder that looking only at headlines about "the Bend market" can cause us to miss what's really happening.
Why That Might Matter to You
If you're buying, your expectations about competition, negotiation, and timing should be based on the market you're actually shopping in, not the overall Bend market.
If you're selling, understanding how your particular price range is performing can lead to more realistic pricing and better decisions from the very beginning.
The market is rarely one story. It's usually several stories happening at the same time.

About the Data: To keep comparisons meaningful from month to month, all statistics are based on the same MLS search: single-family homes on lots of 0.99 acres or less in the primary Bend market.
