Tetherow and Broken Top are both golf communities on Bend's west side, they're close to each other, and portions of both are gated.
So what's the difference?
The short answer: age, architecture, landscaping, and atmosphere.
Tetherow is newer, with contemporary architecture and a very distinct high desert feel. There are fewer trees, and the landscaping reflects the dry Central Oregon environment. It also has more of a resort atmosphere, with golf, restaurants, lodging, and a livelier social scene.
You find a Bend home listed at $1.6 million. It started at $1.7 million, and the seller just dropped the price $100,000.
Does that mean they're motivated?
Probably.
Sellers are adjusting to today's market. They may still believe their homes are valuable, but they no longer expect them to sell at 2021 prices.
That $100,000 price reduction may simply be the seller recognizing where the market is now.
That said, they don't want to give the house away.
So if you want the house, the question isn't simply how much the seller has already reduced the price. I would look at the listing history, comparable sales,

So a home that appears to have been sitting "forever" may actually be well within the normal range for its particular part of the market.
